          Dalam praktik, maksudnya build tu takkan halang Google: page boleh dicrawl, heading tersusun, sitemap ada, dan title diisi bukan ditinggal sebagai “Home Page 2 Copy”. Itu lantai, bukan servis.

          Renewal untuk business website atas hosting yang elok, campur domain dan upkeep asas, biasanya duduk antara RM300 hingga RM800 setahun. Yang kau nak elak adalah bulan ketiga belas datang dengan invoice RM1,800 sebab hosting dibundle dengan retainer maintenance yang kau tak pernah setuju.

          Tiga soalan selesaikan hal ni. Berapa harga renewal dalam ringgit, tertulis dalam quotation hari ni. Hosting dicaj asing dari maintenance atau tidak. Ada exit fee tak kalau kau pindah ke akaun hosting sendiri tahun kedua.

          Hosting murah adalah penjimatan palsu untuk site yang bawa enquiry. Plan RM100 setahun memang ada, dan ia perlahan bila ramai masuk serentak, jadi kau bayar dalam bentuk conversion dan ranking. Tanya juga server duduk di mana, sebab data centre Malaysia atau Singapore serve pelawat tempatan lebih laju.

          Content adalah baris yang paling kerap ditinggalkan

          Baca mana-mana pakej Malaysia betul-betul, kau akan jumpa ayat “client to provide content”. Satu baris tu pindahkan bahagian kerja paling besar dalam projek ke atas meja kau, dan itulah sebab kebanyakan build lewat.

          Copywriting untuk site sepuluh page adalah kerja sebenar. Ada orang kena tulis penerangan servis, about page yang tak berbunyi macam borang SSM, FAQ, dan call to action. Bila dicaj, kira RM150 hingga RM400 satu page bergantung pada sama ada penulis buat research industri kau atau sekadar kemas apa yang kau hantar.

          Revision, dan macam mana vendor kira satu pusingan

          “2 revision included” bunyi murah hati sampailah kau tahu macam mana satu pusingan ditakrifkan. Kalau kiraan ikut batch, satu pusingan bermakna satu senarai perubahan yang kau hantar sekali gus selepas semak semua design. Kalau kiraan ikut item, setiap permintaan berasingan dikira satu revision, jadi “besarkan sikit logo” hari Isnin dan “cuba biru lain” hari Selasa dah habiskan dua pusingan sebelum kau tengok page kedua.

          1. Sahkan kaedah kiraan dalam tulisan. Satu senarai feedback bersepadu sama dengan satu pusingan. Masukkan ayat tu dalam quotation.
          2. Sahkan apa yang dikira revision. Tukar warna, copy dan layout itu revision. Redesign penuh selepas kau approve konsep itu kerja baru.
          3. Tetapkan tempoh feedback. Lima hari bekerja satu pusingan itu normal. Lepas tu vendor berhak jadualkan semula slot kau.
          4. Kunci kadar selepas launch. Pusingan tambahan selepas handover biasanya RM80 hingga RM250 sejam, atau flat fee satu perubahan.
          5. Lantik satu orang buat keputusan. Feedback datang dari tiga orang dalam group chat itulah yang sebenarnya habiskan revision.

          Poin terakhir tu lebih berkesan dari mana-mana klausa kontrak. Kumpul dalaman dulu, hantar sekali, dan dua pusingan selalunya memang cukup.

          Timeline, kelewatan, dan bulan selepas launch

          Kebanyakan business website di Malaysia diquote tiga hingga lima minggu, dengan andaian content sampai ikut jadual dan feedback balik dalam tempoh yang dipersetujui. Andaian tu jadi kenyataan pada minoriti projek sahaja.

          Baca klausa kelewatan betul-betul, sebab ia berjalan dua hala tapi selalunya satu hala je yang tertulis. Kontrak yang adil nyatakan apa vendor hutang pada kau kalau mereka lewat, dan apa jadi pada slot kau kalau kau senyap tiga minggu. Studio tempah resource ikut blok, jadi kalau kau terlepas blok, kau masuk semula belakang projek yang mula lewat dari kau. Banyak kontrak juga tutup projek selepas 30 atau 60 hari senyap dan caj reactivation fee. Ikat pembayaran pada milestone, bukan tarikh: design approve, development siap, launch.

          Lepas tu barulah bahagian yang pakej jarang letak harga. Kebanyakan pakej ada warranty, biasanya 30 hari, cover bug pada apa yang vendor bina. Itu bukan maintenance. Ia tak cover update WordPress dan plugin, backup, atau uptime monitoring, sedangkan plugin tak diupdate itulah jalan paling biasa site SME Malaysia dipenuhi spam link.

          Siapa punya domain, hosting dan source file

          Ini bahagian yang paling banyak makan duit business Malaysia, dan paling jarang dibincang sebelum deposit.

          Domain kena didaftar atas nama syarikat kau, dengan syarikat kau sebagai registrant dan admin contact, guna email yang kau kawal. Vendor yang daftar bawah akaun sendiri belum tentu niat jahat. Tapi bila hubungan tamat, kau tetap berunding untuk benda yang kau dah bayar.

          Sama juga untuk hosting, Google Analytics, Search Console, Meta Business Manager dan akaun payment gateway. Semua patut duduk bawah business kau, vendor ditambah sebagai user. Tambah user ambil tiga puluh saat. Tarik balik akaun dari vendor yang dah tak balas mesej ambil berbulan.

          Dapatkan hitam putih sebelum bayar deposit

          • Akaun hosting atas nama kau, vendor pegang akses sebagai user

            Soalan ni dah jadi rutin dalam mesyuarat marketing SME. Owner nampak orang lain LIVE sampai stok habis, pastu tanya kenapa kedai sendiri sunyi.

            Satu benda kena jelas dulu. TikTok Shop dan TikTok Ads bukan benda sama. TikTok Ads ialah kau bayar untuk paparan iklan, dan kosnya ada dalam panduan kos TikTok ads kami. TikTok Shop pula kedai dalam app, lengkap dengan checkout dan komisen sendiri. Ramai tersalah anggap dua-dua ni satu pakej.

            Artikel ni jawab dua perkara. Berapa sebenarnya tinggal dalam poket kau selepas semua potongan, dan macam mana nak jalan tanpa gadaikan seluruh business pada satu app.

            TikTok Shop dan TikTok Ads dua benda berlainan

            TikTok Ads ialah sistem lelongan. Kau bayar untuk letak video depan orang yang kau pilih, sama ada mereka beli atau tidak. Wang keluar dari akaun ads, bukan dari jualan.

            TikTok Shop pula marketplace. Kau daftar kedai, muat naik produk, dan pembeli checkout terus dalam app tanpa keluar ke website kau. TikTok tak caj kau di depan. Dia potong peratusan daripada setiap jualan yang jadi.

            Perbezaan ni penting sebab risiko wangnya bertentangan. Dengan ads, kau boleh bakar RM3,000 dan dapat sifar jualan. Dengan Shop, kau tak bayar apa-apa kalau tak laku, tapi setiap ringgit jualan kena potong selagi kau ada di situ.

            Seller yang serius akhirnya guna dua-dua. Tapi kalau bajet ketat, mula dengan Shop dulu lebih selamat sebab kos hanya timbul bila ada jualan.

            Cara TikTok Shop jual berbanding website atau Shopee

            Ini beza paling besar dan paling ramai terlepas pandang. Website dan Shopee kedua-duanya tangkap permintaan yang sedia ada. Orang dah tahu dia nak beli apa, dia taip dalam search bar, dan kau menang kalau kau muncul dengan harga dan ulasan yang munasabah.

            TikTok Shop tak jalan macam tu. Kebanyakan jualan datang dari feed, bukan dari carian. Orang tengah scroll untuk hiburan, terjumpa video, dan baru sedar dia nak barang tu. Permintaan dicipta di situ juga, bukan ditangkap.

            Akibatnya besar untuk cara kau kerja. Di Shopee, kerja utama kau ialah listing, harga, ulasan dan iklan carian. Di TikTok Shop, kerja utama kau ialah keluarkan video yang orang sanggup tengok sampai habis. Kalau content kau lemah, listing secantik mana pun tak akan diselamatkan.

            Ini juga sebab jualan TikTok Shop naik turun mendadak. Satu video meletup, sehari boleh dapat jualan sebulan. Minggu depan senyap semula. Trafik Google ke website kau lebih perlahan tapi jauh lebih stabil, dan itu sebab dua saluran ni patut wujud serentak. Kalau kau tengah timbang platform kedai sendiri, perbandingan WooCommerce dan Shopify kami jelaskan pilihannya.

            Yuran yang TikTok Shop caj pada 2026

            Angka ni ada dalam Seller University TikTok Shop Malaysia sendiri, jadi tak payah teka. Kadar komisen yang berkuat kuasa sejak 13 September 2025 dipecahkan ikut jenis kedai dan sama ada kau menyertai program BXP, dan semuanya termasuk SST.

Yuran tu tak dipulangkan walaupun barang dipulangkan kemudian.

            Ikut notis rasmi TikTok Shop, seller kecil yang buat 1 hingga 100 order bersih dalam 30 hari, atau 101 hingga 200 order dengan GMV bawah RM3,000, dapat pengecualian bulanan daripada yuran itu. Kategori bakeri, barang sejuk beku, runcit dan buku teks juga dikecualikan. Kadar macam ni berubah, jadi buka rate card dalam Seller Centre sebelum kunci harga.

            Margin sebenar selepas semua potongan

            Cara paling jujur nak faham kesan yuran ialah kira satu order sampai habis. Ambil produk yang kau jual RM100, dengan kos barang RM40 dan komisen kategori di tengah julat marketplace, katakan 10.26%.

            Potongan platform jadi RM10.26 komisen, RM3.78 yuran transaksi, dan RM0.54 yuran sokongan. Jumlah RM14.58, iaitu hampir 14.6% daripada harga jual. Tolak kos barang RM40 dan anggap kau tanggung RM3 penghantaran serta packaging, tinggal lebih kurang RM42 sebelum kau bayar sesiapa untuk buat content.

            Sekarang tambah affiliate. Kalau kau letak komisen 20% untuk creator, RM20 lagi keluar dan baki jatuh ke sekitar RM22. Belum kira sampel yang kau hantar pada creator yang tak jual apa-apa.

            Kadar payment gateway untuk website sendiri biasanya sekitar 2% hingga 3% bergantung pada gateway dan jenis kad, jadi sahkan dengan penyedia kau. Kesimpulannya: produk dengan margin kasar bawah 50% jarang selamat di TikTok Shop selepas affiliate masuk.

            Volume content yang algorithm tuntut, dan siapa yang buat

            Ini kos yang tak muncul dalam mana-mana rate card, dan ini juga yang paling kerap bunuh kedai TikTok Shop SME.

            Feed TikTok tak layan kedai. Dia layan video. Setiap video ada jangka hayat pendek, dan sekali satu video mati, jualan yang datang daripadanya mati sekali. Untuk kekal ada di feed, seller aktif keluarkan beberapa video sehari, bukan beberapa seminggu.

            Kebanyakan SME masuk dengan andaian budak intern boleh handle. Realitinya, satu orang yang buat shooting, edit, tulis hook dan balas komen boleh keluarkan mungkin dua hingga empat video sehari sebelum kualiti jatuh. Kalau kau nak LIVE sekali, itu satu peranan lagi.

            Jadi keputusan sebenar bukan sama ada nak buka kedai, tapi sama ada kau sanggup letak sekurang-kurangnya satu orang penuh masa pada content. Kalau jawapannya tidak, jangan buka lagi. Cara susun jadual keluaran ada dalam panduan content calendar kami.

            LIVE selling ialah enjin yang paling ramai biar sejuk

            Video biasa bawa orang masuk. LIVE yang tutup jualan. Ramai seller Malaysia buka kedai, muat naik produk, keluarkan beberapa video, pastu tertanya kenapa conversion rendah. Selalunya sebab mereka tak pernah buat LIVE dengan konsisten.

            LIVE berkesan sebab dia selesaikan benda yang video pendek tak boleh buat. Pembeli boleh tanya saiz, minta tunjuk warna sebenar, dan dapat jawapan dalam masa sepuluh saat. Keraguan yang biasanya buat orang tutup app diselesaikan terus.

            Yang penting bukan panjang satu sesi, tapi kekerapan. Satu sesi dua jam sebulan sekali tak akan bina apa-apa. Tiga sesi seminggu pada waktu tetap, walaupun sejam setiap satu, biasanya lebih berkesan sebab penonton mula tahu bila nak datang dan algorithm mula belajar siapa yang berminat.

            Enjin kedua yang selalu terbiar ialah program affiliate. Kau letak kadar komisen, creator ambil produk kau dan buat video sendiri, dan kau bayar hanya bila ada jualan. Atas kertas ia nampak percuma. Ia tidak.

            Komisen affiliate ditetapkan oleh kau, bukan oleh TikTok, dan ia bertindan atas yuran platform, bukan menggantikan. Kadar yang biasa dilihat untuk kategori laris di Malaysia jatuh sekitar 10% hingga 20%, dan kategori yang sesak persaingan boleh minta lebih tinggi.               TikTok Ads is an auction. You pay to put a video in front of an audience you choose, and the spend leaves your ad account regardless of the result.

              TikTok Shop takes the opposite shape. No upfront cost. You list products, buyers check out inside the app, and TikTok takes a cut of every completed sale. If nothing sells, you pay nothing.

              That flips where the risk sits. With ads you can burn RM3,000 and see no revenue. With Shop you never lose money you have not made, but every ringgit arrives already reduced, for as long as you sell there.

              Most sellers who scale run both, using ads to push videos that already convert. On a tight budget, Shop alone is the safer start because cost only appears alongside revenue.

              Discovery-led selling, and why it changes the work

              Shopee and your own website both capture demand that already exists. Someone decides they want a product, types it into a search box, and you win by appearing with a sensible price and enough reviews.

              TikTok Shop works from the other end. Most sales start in the feed, not in search. Someone watching for entertainment sees a product used, and only then decides they want it. Demand is created rather than captured.

              That changes where your effort goes. On Shopee the work is listings, pricing, reviews and search ads. On TikTok Shop it is producing videos people watch to the end. A beautiful product page will not rescue weak content.

              It also explains the volatility. One video lands and a single day outsells a normal month. The next week goes quiet.               What TikTok Shop charges in 2026

              These figures come from TikTok Shop Malaysia’s own Seller University, so no guessing is needed. Commission rates effective 13 September 2025 split by shop type and by whether you are in the BXP programme, and every rate below includes SST.

              TikTok Shop’s official notice lists exemptions. Small sellers with 1 to 100 net orders in 30 days, or 101 to 200 orders under RM3,000 GMV, get a rolling monthly waiver. Bakery, fresh and frozen goods, groceries and textbooks are exempt. Rates like these change, so check Seller Centre before fixing a price.

              The margin left on a RM100 order

              The honest way to feel the fees is to run one order through. Take a product you sell at RM100, costing RM40 to buy, sitting mid-range on marketplace commission at 10.26%.

              Platform deductions come to RM10.26 commission, RM3.78 transaction fee and RM0.54 support fee. That is RM14.58, close to 14.6% of the price. Subtract RM40 of goods and roughly RM3 of packing and shipping, and about RM42 is left before you pay anyone to make content.

              Now add an affiliate. Offer creators 20% and another RM20 leaves, dropping you to around RM22. That is before samples sent to creators who sold nothing.

              Which categories move and which stall

              The format suits some products far better than others. The test: can a stranger understand why they need this within five seconds of watching, with no explanation?

              The content volume the algorithm expects

              This is the cost that appears on no rate card, and it is what kills most SME shops.

              The feed does not promote shops. It promotes videos, and each has a short life. When a video stops circulating, the sales it produced stop too. Active sellers publish several videos a day, not several a week.

              Most SMEs assume an intern can absorb this. In practice one person shooting, editing and answering comments produces maybe two to four usable videos a day before quality drops. Add LIVE and that is a second role.

              LIVE selling, the engine most sellers leave cold

              Short videos bring people in. LIVE closes them. Plenty of Malaysian sellers open a shop, upload products, post a handful of clips and wonder why conversion is poor. Usually they have never streamed consistently.

              LIVE settles what a 30 second clip cannot. A buyer asks about sizing, asks to see the real colour under normal light, and gets an answer in ten seconds. The hesitation that normally closes the app is resolved on the spot.

              Frequency beats duration. One two-hour session a month builds nothing. Three one-hour sessions a week at fixed times works better, because viewers learn when to show up and the algorithm learns who to show.

              The cost is people and hours, not equipment. A phone, a ring light and a tidy backdrop are enough. The expensive part is a host who can talk for an hour while holding prices, stock and discount codes in their head. If nobody can do that, hire first.

              Affiliate creators, and what that commission really costs

              The second underused engine is the affiliate programme. You set a rate, creators make their own videos with your product, and you pay only on sales. It looks free. It is not.

              You set the affiliate rate, not TikTok, and it stacks on platform fees rather than replacing them. Rates in competitive Malaysian categories commonly fall around 10% to 20%. Analysis by Malaysian seller tools firm Inseller shows that at 20%, net profit on one order can shrink to a few ringgit once every other deduction is counted.

              Two questions decide whether it earns its cost. Are those sales genuinely incremental, or is a creator taking credit for buyers who would have purchased anyway. And how many samples do you ship per creator who actually sells.

              Fulfilment, delivery standards and returns

              New sellers underestimate this part. TikTok Shop holds sellers to tight despatch windows, and repeated lateness damages your shop health score, which suppresses how far your videos travel.

              That means real stock and a packing process you can repeat under pressure. A pre-order model that works on Instagram will hurt you here. If one LIVE produces three hundred orders in an hour, your operation has to hold that night.

              Returns run higher than on your own store. Purchases here are often impulsive, and a share of buyers regret them by morning. Budget for a return rate above your website’s and price accordingly.

              Remember the RM0.54 support fee is not refunded when an order comes back. On thin-margin products, small charges accumulate into a real number by month end.

              Platform dependency, and how to keep TikTok Shop beside your own store

              Owners skip this part until it becomes a problem. When your whole business lives inside one app, the buyer list belongs to the platform, not to you.

              Rules also change without a vote. The platform support fee did not exist before February 2026. TikTok Shop is separately running a seller verification round with a 28 February 2026 deadline, and per notices reported by seller tool providers such as BigSeller, unverified accounts can have withdrawals frozen after 90 days and stop receiving orders after 180 days. Baseline requirements matter too: individual sellers must be Malaysian citizens aged 18 or over with a matching bank account, corporate sellers need valid Malaysian business registration, and one verified entity may register at most five shops.

                Ini bahagian yang paling kerap merosakkan hubungan antara owner dan pembina, dan ia tiada kaitan dengan kualiti design. Ramai pembina murah daftar domain dalam akaun mereka sendiri dan letak website kau dalam akaun hosting yang dia kongsi dengan dua puluh client lain. Dari segi operasi ia memudahkan dia. Dari segi kau, ia bermakna aset paling penting business kau duduk atas nama orang lain.

                Kesannya baru terasa bila kau nak berpindah. Kau minta akses, dia lambat balas. Kau nak tukar pembina, domain tak boleh dipindah tanpa kod authorization yang hanya dia ada. Kadang-kadang dia dah tutup business dan email pun dah mati.

                1. Daftar domain atas nama kau sendiri. Guna kad kredit business kau, dan pastikan email pendaftar adalah email yang kau kawal selamanya.
                2. Buka akaun hosting sendiri. Bagi pembina akses sebagai user, jangan jadikan dia pemilik akaun.

                  What lands is usually a site that opens, carries your business name, lists your services, has a form or WhatsApp button, and looks tidy on the builder’s laptop. Early on, that can be enough.

                  What does not land is anyone thinking about who arrives and what they should do in the first three seconds. That is strategy, and strategy does not fit inside RM500.

                  Cheap is not magic. It is five choices that cut billable hours. Name them and you can read any quotation in two minutes.

                  The ownership trap, and how to avoid it

                  This is the part that most often wrecks the relationship between an owner and a builder, and it has nothing to do with design. Many cheap builders register the domain inside their own account and park your site on hosting shared with twenty other clients. That is easier for them to run, but it means your most important digital asset sits in someone else’s name.

                  You feel it only when you try to move. You ask for access and replies slow down. The domain cannot transfer without an authorisation code only they hold. Sometimes the builder has closed shop and the email bounces.

                  1. Register the domain yourself. Use your business card and a registrant email you will control for years.
                  2. Open your own hosting account. Give the builder user access, not ownership of the account.
                  3. Get a written access list at handover. Registrar, hosting, WordPress admin, Google Analytics, Search Console.
                  4. Test every login before paying the balance. Sign in one by one. A screenshot is not proof.
                  5. Take one full backup yourself. Files and database, stored in your own company Drive.

                  Three cases where cheap is the right decision

                  Agencies rarely write this part, because it does not pay them. Three situations make RM500 to RM1,500 the correct call rather than a compromise.

                  You are validating an offer. If you do not yet know whether people will pay, do not build the house before testing the ground. A cheap site confirms demand. Build properly once enquiries arrive.
